Basic home inspection 

A home inspector will look at things like a home's foundation, structural components, roof, HVAC, plumbing, and electrical systems, side walks and driveways. Then provide a written home inspection report with results found. This Includes old homes, new builds, duplexes 2 units or less and this excludes detached garages, barns, playground equipment and any separate structures. Prices are based off sq (square feet). 

Mold testing

1. Bulk samples.

   A piece of the sampled area is physically removed and sent to the mold testing laboratory.

2. Swab samples.

   Something akin to a cotton swab is rubbed across the area being sampled, often a measured area, and subsequently sent to the mold testing laboratory.

3. Tape samples.

   A piece of clear tape is pressed against and removed from the area being sampled, presumably picking up and removing part of any mold that was present on the surface, and then set to the mold testing laboratory for analysis.

Lead paint testing 

Lead paint or lead-based paint is paint containing lead. Lead was added to the paint inorder to accelerate drying, increase durability, maintain a fresh appearance, and resist moisture that causes corrosion. Lead paint was applied to about 86% of homes across the U.S. around the 1940's and if your has not been renovated since testing is recommended.

Asbestos

Asbestos is a natural substance that can be found in rocks and soil. The mineral fiber’s durability and resistance to heat allow it to be used in several different ways, like as an insulation component, in construction materials and also as non-flammable material. Asbestos may be found in houses built between 1930-1977 in different areas of the home like. Insulation, textured paint and in patching components used on wall and ceiling joints.

Commercial building inspection 

Same concept as a home inspection just on a lager scale. We inspect reatil space,office space, restaurants, hotels anything more than 3 stories is considered commercial. More than 4 dwellings is considered a commercial property. Any thing more than 50,000 sqf is not considered a commercial property and should consult a national inspection agency. 

Radon testing 

Radon is a radioactive noble gas that comes from the decay of radium in the soil. Radium is also a daughter or progeny nuclide of Uranium (Uranium decay). Radon is a colorless, odorless, invisible gas.We will come out to install and leave the radon machine at the property for 24 hours. We we be using our (HD resolution) (Touchscreen) (Sun Nuclear Corporation Model 1028-XP) radon detection machine to conduct the test. Your results will be made available 24-48 after the test is completed by direct email.

Wood destroying organisms 

As part of a wood destroying insect inspection, the inspector is looking for signs of past or current wood destroying insect infestation, such as shelter tubes, bore/exit holes, frass, as well as any visibly accessible damage left behind by the wood destroying insects.(Termites, Carpenter ants, Powderpost beetles, Wood borers, Flying ants, Carpenter bees, Silverfish)

Thermal images 

A house will show up as hot, cold, or somewhere in between as we scan the house with a camera sensitive to infrared radiation. Moisture is a big issue that gets revealed during these inspections which includes hidden sources of mold, roof leaks, and posts that indicate termite nests.
